UAE VAT Return Filing

VAT return filing in the UAE. Filed by the 28th, every period.

Your VAT return is due on the 28th day after each tax period ends — and a late nil return costs the same AED 1,000 as a late return with tax to pay. We reconcile your output and input VAT from your actual records, file on EmaraTax, and tell you what's owed before the deadline, not on it.

What's covered

A return built from your records, not your best guess.

Most VAT errors aren't dishonesty — they're input tax claimed on the wrong expense, a zero-rated supply treated as exempt, or a quarter reconstructed from memory in the last week. We work from source documents every period, because maintaining complete records of transactions is essential for VAT compliance.

Filed on time,
and defensible later.

Every figure on your return traces back to an invoice, a bank line or a ledger entry — so if the FTA ever asks, the answer already exists rather than having to be reconstructed.

◈

Output VAT reconciled

Sales, exports, and reverse-charge transactions categorised correctly across standard-rated, zero-rated and exempt supplies — the distinction that trips up most self-filed returns.

This covers VAT on sales: the VAT charged on your sales invoices forms the output VAT reported in the return.

▤

Input VAT verified

We check input VAT recoverability before it goes on the return, not after, so only recoverable input VAT is included. Blocked items like certain entertainment and motor vehicle costs get caught here rather than in an FTA query two years later.

Tax invoices are required to support input VAT claims, and unsupported claims may be disallowed or penalised by the Federal Tax Authority (FTA). Getting this right is what input VAT recovery depends on, since your net VAT payable is recoverable input VAT subtracted from output VAT.

✎

EmaraTax submission

The UAE VAT return is Form VAT 201, and VAT returns must be filed using Form VAT 201. We prepare, review and submit it electronically through the Federal Tax Authority (FTA) EmaraTax portal on your behalf — which is where you file a VAT return online — well ahead of the 28th, including confirming whether the profit margin scheme applies.

Backlog returns

Several periods behind? We work through them in order and bring you current, including voluntary disclosures where needed. If errors are found after filing, a voluntary disclosure may be required to correct the return — currently 1% per month on the tax difference if you disclose first, and a fixed 15% on top if the FTA finds it first.

⚑

Payment coordination

You see the VAT liability early enough to fund any payable tax before the deadline, and any payable tax is due by the same deadline as the return submission. Unpaid tax liability accrues interest at 14% per annum, calculated monthly, so knowing the number early is worth real money.

Changing 1 October 2026

Input tax claims now need documented supplier checks.

Two changes land together. Cabinet Decision No. 149 of 2026 adds a new Article 54(3), under which input VAT may become non-recoverable on supplies above a set value paid in cash — with the threshold still to be confirmed by the Ministry of Finance. Separately, FTA Decision No. 13 of 2026 requires documented verification of your suppliers before input tax is claimed at all.

In practice, a valid tax invoice stops being sufficient on its own. Verification is relaxed below AED 10,000 per supply, but that exception falls away once a single supplier passes AED 100,000 over twelve months, and enhanced checks including written bank confirmation apply above AED 375,000. We build these checks into the filing process, alongside review of correct tax codes, rather than leaving them for an audit to discover.

1,000AED penalty for a first late return — the same whether tax is owed or it's a nil return.

How it works

How VAT return filing works in the UAE.

VAT return filing in the UAE follows a recurring process set by the Federal Tax Authority. Once your business is VAT-registered you must review transactions, calculate output and input VAT, and submit the return by the deadline for each filing cycle.

01

Records collected

Sales invoices, purchase receipts, bank statements and other VAT data — sent over WhatsApp or pulled straight from your bookkeeping.

02

Reconciliation

Output and input VAT matched against your accounting records, with VAT amounts checked for recoverability and supply treatment line by line, because correct tax treatment under UAE tax law depends on accurate coding.

03

Review & approval

You see the return and the liability before anything is filed, with time to fund the payment.

04

Filed & paid

Our team submit VAT returns on EmaraTax ahead of the 28th, with payment coordinated and confirmation sent to you once filed and paid.

The VAT return period, step by step

Every VAT-registered business in the UAE must meet ongoing VAT obligations under UAE VAT law and the related VAT regulations. Each return period requires you to summarise taxable sales and purchases accurately for filing, and at a high level the process is the same every time:

  1. Reviewing all taxable sales and purchases made during the specific tax period
  2. Calculating output VAT collected from customers
  3. Identifying input VAT paid on eligible business expenses
  4. Submitting the return and paying any VAT due to the FTA on time

Frequent reconciliation of financial records helps ensure sales and purchases are reported accurately in each VAT return, and accounting software helps organise VAT data and reduce manual entry errors. This cycle repeats monthly or quarterly depending on your assigned filing frequency and VAT return period. Missing the deadline or submitting incorrect figures leads to penalties, so a reliable set of accounting records and a consistent filing process matter more than speed at the end of the quarter.

Each period

What we'll need from you.

Clients on daily bookkeeping send nothing at all — it's already with us. Everyone else needs these. Have your VAT registration details, including the VAT registration certificate, ready before filing.

Sales side

Everything that generates output VAT

Your business's taxable supplies and other taxable transactions for the tax period need to be captured completely, so that taxable supplies are reported accurately in the VAT return.

  • All sales invoices issued in the period
  • Credit notes and cancellations
  • Export documentation for zero-rated supplies
  • Records of any exempt supplies made
  • Advance payments and deposits received

Purchase side

Everything you intend to recover

Business expenses and VAT paid on purchases are only recoverable when properly documented. A VAT refund depends on properly documented purchases and eligible recoverable input VAT.

  • Purchase invoices showing supplier TRN
  • Customs documentation on imports
  • Reverse-charge transactions and imported services
  • Bank statements for the full period
  • Supplier verification records for larger suppliers

Filing one return at a time works if your books are already clean. If they aren't, the return is never really the job — the bookkeeping behind it is.

Questions

Straight answers.

When exactly is my VAT return due?

The VAT return deadline is the 28th day of the month following the end of your assigned tax period. Businesses with annual taxable supplies below AED 150 million are generally assigned quarterly VAT returns, and quarterly VAT returns are due within 28 days of the tax period ending. Businesses above AED 150 million are typically assigned monthly filing, so monthly VAT returns are due by the 28th of the following month. Separately, for registration, businesses above the mandatory registration threshold of AED 375,000 must register, while those from AED 187,500 may opt in through voluntary registration. If the 28th falls on a weekend or public holiday the deadline moves to the next working day — but relying on that is a thin margin.

What's the penalty for filing late?

AED 1,000 for a first late return, rising to AED 2,000 for a repeat offence within 24 months. It applies even to a nil VAT return, which catches out dormant companies regularly. Late payment is penalised separately: since 14 April 2026, unpaid tax accrues interest at a flat 14% per annum, calculated monthly on the outstanding balance, under Cabinet Decision No. 129 of 2025. Filing late and paying late therefore costs you on both counts at once.

Do I still file if I had no sales this period?

Yes. All businesses registered for VAT must file returns, even if there were no transactions during the period or the business was inactive, in which case you submit a nil VAT return. A nil return is still a return, and the AED 1,000 penalty applies just the same if it is late. Dormant and seasonal businesses are the most common victims of this one.

What if I've already made a mistake on a filed return?

It depends on the size of the error and the timing. Some errors can be corrected in the next VAT return; larger ones need a voluntary disclosure. Under the penalty regime in force from April 2026, a voluntary disclosure made before the FTA notifies you of an audit carries 1% per month on the tax difference, running from the original due date to the date you disclose. If the Federal Tax Authority finds the error first, a fixed 15% applies on top. Disclosing early is therefore substantially cheaper than being found, which is the practical argument for reviewing old returns now rather than waiting.

Which expenses can't I recover input VAT on?

Certain entertainment costs, some motor vehicle expenses where there is personal use, and anything relating to exempt supplies are the usual blocked categories. Tax invoices are required to support input VAT claims, and unsupported claims may be disallowed. From 1 October 2026, input VAT recovery also depends on documented supplier verification and, above a threshold still to be confirmed by the Ministry of Finance, on not having paid in cash.

Can you file VAT returns I've already missed?

Yes, and it is worth doing promptly. Late filing incurs AED 1,000 for the first offence and the penalty is fixed per return, but interest on unpaid tax keeps accruing at 14% per annum, so the cost of waiting compounds. We work through missed periods in order, submit VAT returns on EmaraTax in sequence, and bring you current — raising voluntary disclosures where the figures need correcting.

Do I need to keep the underlying records?

Yes. Maintaining complete records of transactions is essential for VAT compliance, and VAT records must be retained and produced to the Federal Tax Authority on request. Filing a VAT return is not the end of the obligation; being able to evidence every figure on it is. This is exactly what the new supplier verification rules formalise from October 2026.
